Commissioners approve rezoning of US 601 parcel to Residential General for family home

The Yadkin County Board of Commissioners voted 4-0 on June 2 to rezone parcel #131856 (approximately 14 acres at 2337 U.S. 601 Highway) from Highway Business (HB) to Residential General (RG), allowing the owners to subdivide and place a single-family dwelling without pursuing a Special Use Permit.
Planning & Zoning Supervisor Brittany Anderson presented the request, noting the parcel sits in the South Deep Creek watershed and is in both the Primary Growth Area and the Rural Transition Area on the Future Land Use Map. Anderson said the County’s Overarching Land Use Goals 1, 2 and 6 support the requested rezoning and that the Planning Board had voted 5-0 to recommend approval, finding the change consistent with the land-use plan.
Property owner Darlene Todd told the board the parcel had been in the family since the late 1940s and that her daughter wants to place a modular home on the property to live near family. Anderson reminded the board that rezoning to Residential General opens the site to all uses allowed in that district (including stick-built, modular and Class A and B manufactured homes), and that Highway Business allows some residential uses only by Special Use Permit.
Chairman David Moxley read a Statement of Zoning Consistency finding the rezoning consistent with the Land Use Plan, and Commissioner Collins moved to approve that statement; the board approved it and then approved the rezoning (motion by Collins; second by Vice Chairman Frank Zachary; vote 4-0).
Why it matters: Rezoning changes allowed uses on the parcel and affects future development and subdivision potential; by approving RG, the county removes the need for the property owners to pursue a Special Use Permit to place a single-family dwelling.
What the record shows: The board’s action was based on staff presentation, the Planning Board recommendation and the public comments from the property owner; no opposition was recorded at the hearing held June 2.
