The Clark County Zoning Commission approved a zone change, vacate request and design review for a proposed hotel on a 2.38‑acre site at Windmill Lane and Gillespie Street after the applicant reduced the project from 150 rooms to 95 and the commission imposed conditions addressing neighbors’ concerns.
Simona Stevens, the applicant representative, said the revised design removes an L‑shaped wing adjacent to residences, increases the separation from nearby homes to almost 200 feet and provides 97 parking stalls (including five oversized/RV stalls). She said the reduced footprint addressed parking and throat‑depth issues and that the developer worked with planning to meet public‑works requirements.
Multiple neighbors told the commission the project remains out of scale for the semi‑rural neighborhood, citing traffic, safety, light and privacy impacts. Commenters said they had not received timely notice and worried about the effect on property values and the character of the area.
Commissioners noted the applicant had significantly reduced the building mass, added parking and worked with Public Works on ingress/egress. The motion to approve the items was made with conditions including approval of the specific plans presented, a required traffic study and an explicit prohibition on extended‑stay use; the motion passed.
