Commissioners review multiple rezoning cases; planning commission recommendations mixed

At the Nov. 4 meeting the board reviewed several Planning & Zoning cases and materials from staff and the Planning Commission.

Case 2500‑82 (Traighton Homes LLC) would rezone 14.5 acres on Prominence Point Parkway in District 3 from AG to RZL to allow 43 detached single‑family homes (reduced from a previous submittal). Planning staff said the Planning Commission recommended approval with four conditions: limit to 43 homes, a 50‑foot buffer along the west and north property lines (adjacent to Mills Ridge subdivision), a privacy fence along those borders, and approval of four requested variances (including centering the house with 5‑foot side yards). Planning staff also noted the site contains a power‑line easement and stream buffers; the applicant agreed to replant and screen disturbed buffer areas.

Case 205‑1027 (Michael Bray for Stephen Woodall) is a request to rezone about 9.96 acres in District 1 from AG to Light Industrial to allow warehouse/office uses; the Planning Commission recommended denial and staff presented site plans and a history of prior ad hoc industrial zonings in the area dating to 1989 and 1997.

Case 205‑1028 (Sidra Corona Rivera) would rezone 5.4 acres from R40 to General Commercial for a tree‑service operation limited to equipment and truck parking (no on‑site waste or equipment maintenance). Planning Commission recommended approval with four conditions; staff noted any off‑site access from Hickory Flat Highway would require approval from the Georgia Department of Transportation.

Commissioners asked standard ordinance and buffering questions, and several said they would await the official staff recommendation when the items reach the formal hearing/consent agenda.
