On Oct. 22 the Gahanna Planning Commission approved a variance (VDash0026-2025) permitting an existing accessory shed to remain 5 feet from the north property line at 559 Wickham Way, where the code requires a 10-foot side-yard setback for accessory structures in the R-1 large-lot residential district.
Planning staff said the shed was moved to its current location without city approval; it previously met setback requirements in its old location. Staff also confirmed the shed is located outside the 10-foot sanitary sewer easement and recommended approval because the lot is narrow (applicant describes the lot as approximately 10,000 square feet) and the south portion of the yard slopes, limiting alternate locations.
Owner Angela Austin told the commission the shed is roughly 8 by 10 feet, is about 20 years old and contains yard equipment; she said the family moved the shed to create usable yard space and had a survey performed once they obtained the property to confirm lot lines. Lynn Tallarico, the neighbor to the north at 561 Wickham Way, told the commission she has "no objection to the relocation of the shed."
Commissioners asked whether the variance would persist if the shed were replaced. Staff said the variance is attached to the property and would remain in effect while the shed remains at the approved location; replacement of a destroyed structure could require review if it did not meet the approved setback. Commissioner Tamarkin moved to approve; Commissioner Greenberg seconded and the commission approved the variance by roll call.
