Board approves 20-foot setback variance for accessory building at 502 Dogwood Drive

The Boyle County Board of Adjustments unanimously approved a variance Oct. 21 allowing an accessory building to be placed closer to East Lexington Avenue at 502 Dogwood Drive.
Planning staff explained the parcel sits on a historic plat that imposes a 40-foot front setback on East Lexington Avenue and a 50-foot setback on Dogwood Drive. Staff noted that if the current zoning ordinance were applied the applicant would need a five-foot reduction or might not require a variance at all, and staff reported no concerns with the proposed minimal relief.
Applicant Christopher Young told the board the lot has limited usable backyard area because a sewer line runs through the rear and that drainage and erosion concern reduce buildable area. Young said he plans a board-on-board privacy fence along East Lexington Avenue and an ornamental black-steel fence elsewhere on the lot, and that he has already paid a deposit for the fence. He said he spoke with state officials about the frontage (East Lexington is a state road) and received guidance that a 15-foot buffer is acceptable.
Two nearby neighbors — Ty Staples (505 Woodland Place) and Greg Shalhoub (506) — spoke in support, telling the board Young has been a good neighbor and that the proposed improvements would be appropriate. No members of the public spoke in opposition.
A board member moved to approve the variance; the motion was seconded and carried without opposition. The applicant may proceed with the planned shed relocation and fence installation consistent with the approved setback.
