Bartlett Planning Commission approves multiple subdivision and site plans in one session

The Bartlett Planning Commission on Nov. 3 approved a slate of development and site plans after staff recommended each application with conditions. The approvals were unanimous in each roll call vote and included construction plans, conjunctive final plans and revised site plans for residential and commercial properties.
Key approvals included:
- Bartlett Boulevard / Yale Road plan development: construction plan approval for a 5-lot subdivision on 3.66 acres (RS-10) with erosion control, sanitary sewer, grading and drainage plans; the applicant (Bray Firm) agreed to shift a drive alignment to meet staff conditions and confirmed alley maintenance will be handled by an HOA. The commission also approved the final plan for the same 5-lot development, which features a 49,161-square-foot common open space and lots ranging from about 13,816 sq ft to 58,800 sq ft.
- Ellendale United Methodist Church: construction and final plan approvals to subdivide 5.71 acres into three lots so the church may sell one parcel; the applicant (Renaissance Group) agreed to staff conditions. Staff noted a dedicated stormwater detention area and existing water and sewer services.
- Final plan — resubdivision of Lot 27 (J. D. Kearney Subdivision): approval to split a 2.59-acre lot at 2541 Junway Drive into two lots (1.59 acres and 1.00 acre); applicant confirmed agreement with staff conditions.
- Danielle Marie Subdivision — revised final plan: approval to create two lots at 7553 Memphis Arlington Road (16,968 sq ft and 36,514 sq ft); applicant and a resident said a proposed retention pond should address current flooding across a neighbor’s driveway.
- Chapman Automotive Repair revised site plan: approval to expand the repair facility at 5694 Stage Road in the CG-MS (Main Street overlay) district; the proposal relocates parking to an adjacent lot (within 300 feet) and relocates the dumpster enclosure. Commissioners noted a likely typo in the staff report listing required parking as '2 0 5'; staff confirmed the project meets parking guidelines and applicant agreed to conditions.
All motions to approve were made and seconded during the meeting and each passed by unanimous roll call. In each case, staff will require the applicant to meet the engineering and site-specific conditions listed in the staff reports before construction permits are issued.
