Planning commission recommends conditional approval for King’s Crossing Phase 6 final plat

The Parker Planning and Zoning Commission voted Nov. 13 to recommend that city council approve the King’s Crossing Phase 6 final plat, contingent on completion of outstanding engineering items.

City staff told commissioners the subdivision is nearly complete and recommended forwarding the plat with conditions that outstanding items be finished before council consideration. “Staff recommendation would be to approve, continue on those items being completed,” a staff member said.

Developer Steve Solomon, who identified himself as the project developer, told the commission the section of Lewis Lane required under a 2007 development agreement was paved during Phase 3 and that the team has posted surety for remaining work. “We’ve posted a bond for that work,” Solomon said, adding that coordination with a gas-line owner could delay one apron/culvert item briefly.

Commissioners asked whether bonds and remaining items would be sufficient. Solomon said the posted surety is 120% of the contractor’s quoted cost and indicated the work could begin after utility coordination. Commissioners moved to recommend approval conditioned on completion of the engineering list; the motion passed.

What’s next: The commission’s recommendation is advisory; the city council will make the final decision. If the developer completes the listed items as presented, staff said the plat could proceed to council.
