At the meeting, applicant Billy Denby confirmed the proposals to split portions of a roughly 76-acre parcel. Staff planner Mister Luthy told the commission the Denby Acres plat would create two lots served from Sullivan Lane and noted a Coffee County roads department confirmation that Sullivan Lane is a county-maintained road.
The commission’s approval of the Denby Acres final plat included a condition from the fire marshal. "The existing dry hydrant drafting pond was not designed to support 2 additional dwellings," Luthy read to the commission; he said the options are that "a residential sprinkler system will need to be installed in each of the dwellings in accordance with NFPA, or a new fire hydrant will need to be installed," and that the pond had been accepted under a previous administration but does not meet the 2021 International Fire Code requirement cited in staff notes.
The separate Denby Meadows final plat — three new lots with frontage on Short Springs Road — was presented as a standard subdivision with no additional, extraordinary conditions noted in the staff report. Commissioners moved to approve the plats consistent with the staff recommendations; the motions carried by voice votes.
The approvals were accompanied by standard staff directions about building-permit review: whether a hydrant or a sprinkler is proposed will be checked during the building-permit process, Luthy said.
The commission deferred two other plat items on the agenda because applicants were not present, following staff guidance that absent applicants be deferred to the next meeting.
Next procedural steps: the plats will proceed to any required building-permit review and to the Board of Mayor and Aldermen as required by city procedures; Luthy indicated the hydrant versus sprinkler choice will be resolved during building-permit review.
