The Bountiful City Council voted to approve two land‑use items during its Nov. 25 meeting.
First, the council approved a preliminary and final plat amendment to subdivide Lot 11 (Phase 3 Plat 1) at the Renaissance Town Center in the MXDR (mixed‑use residential) zone. Planner Francisco Astorga said the split was requested for financing reasons, that the development plan and design elements remain unchanged, and that the Planning Commission gave a unanimous positive recommendation. The council approved the plat by voice vote.
Later the council considered the North Canyon Towns proposal: a 21‑lot planned unit development (PUD) proposed for 460 W, 2600 S, in the RM13 (multifamily residential) subzone. Astorga said the proposal complied with density, setbacks and parking standards and that the Planning Commission forwarded a 6–0 positive recommendation with three conditions. Council discussed sidewalks, potential deed restrictions or easements, traffic impacts and whether the units were intended for sale or rent; applicant John Blocker (Bridal Homes) confirmed the intent to market units for individual ownership. The council approved the preliminary and final plat for North Canyon Towns by voice vote.
Councilmembers noted public input from neighbors concerned about green buffers and asked staff to review historical representations and the project’s title reports before final recording; staff confirmed an updated title report is part of the subdivision review process and said the developer bears responsibility for addressing any recorded easements or restrictions.
