Board approves reduced impervious-surface variance for Windward Pass property

The Fishers Board of Zoning Appeals on Nov. 19 approved a variance allowing increased impervious surface at 10234 Windward Pass, but limited the coverage to 50% rather than the 54% requested by petitioner Greg Looney.

The variance (VA-25-17) sought relief from sections 3.2 0.4 b 5 b of the city's unified development ordinance to permit a garage addition and a pool with surrounding deck that would raise the lot's impervious surface above the standard 40% allowed in an R-3 district. Looney appeared before the board and the staff presentation proceeded; no members of the public spoke during the public hearing.

An unidentified board member moved to approve VA-25-17 with an amendment capping impervious surface at 50%. The motion received a second and the board conducted a roll-call vote. The motion passed with four votes in favor and one opposing vote recorded by Mister Ferrucci.

After the vote, the chair told the petitioner: "Your petition has been approved but not 54% at 50%." The approval carries the board-imposed condition limiting impervious coverage to 50% for the proposed garage and pool/deck construction.
