The Planning Commission on Dec. 19 continued action on a conditional use authorization for 1369 Sanchez Street and directed the project sponsor to return with plans showing an ADU and more legible drawings.
Stephanie Cisneros of the Planning Department explained the application is intended to legalize additional demolition that occurred during construction and that the project exceeded demolition thresholds under Planning Code section 3.17; staff recommended approval with conditions because the project would maintain two larger units. "The areas where demolition thresholds exceeded were as follows: additional vertical elements exceeded the 50% threshold by approximately 15%; horizontal elements exceeded by approximately 14%," Cisneros said.
Multiple public speakers urged the commission to require increased density as a remedy for excessive demolition. Dratler and others argued the owner should be required to add a third unit or an ADU rather than simply re‑approving the existing entitlements.
Commissioners raised concerns about unreadable plan prints and the project’s failure to follow its original submittal. Commissioner Fung and others pressed staff on plan legibility and the sponsor’s responsibility to produce clear drawings. After discussion, a motion to continue the matter to Feb. 6 with direction to add an ADU and return with legible plans was made and passed unanimously 6–0.
