New Braun Plan Commission approves rezoning, land divisions and site changes; denies Chase Bank sign waiver

The City of New Braun Plan Commission on July 15 unanimously recommended approval of a series of land-use and site requests and denied a sign-waiver application for Chase Bank.
Planning staff presented CP2500617, asking that a property on Small Road be redesignated from "residential estate" to "suburban commercial." The commission voted to recommend the future-land-use change to the Common Council.
The commission then considered a companion rezoning for the same property to consolidate split zoning from B2 and R3 into B2 with a planned-unit development (PUD) overlay. Planning staff said a draft PUD in the packet matched the most recent staff report; the commission voted to recommend the rezoning as submitted.
Commissioners approved a certified survey map (LD2500926) to combine two parcels into one lot and approved a separate one-lot certified survey (LD2500890) presented by Todd Battle of Silver Property Group for property at 5400 Southwest Ridge Drive.
Planning staff also presented a use-approval application for site modifications on the Small Road property to support event rentals. Staff described retaining most existing buildings, exterior upgrades to a barn, partial demolition of a house and an expanded covered pergola, and said additional parking would be added to support the proposed use. The commission voted to grant the use approval.
A sign-waiver request (SG2500799) submitted by Lambert Electric seeking additional signage at Chase Bank was denied by unanimous vote.
The commission granted architectural and signage approval for an Ice Bite ice cream shop at 15375 West National Avenue (UA2500894). Applicant Allison Dimark sought approval for an ice cream parlor with outdoor seating and signage; the motion to approve passed unanimously.
Staff introduced proposed zoning code amendments (DCD1-2501043), a referral from the assessor’s office that would change the building-permit section (chapter 275) to add a form intended to provide more accurate construction-cost information for inspection and tax-assessment purposes. Planning staff said the amendment will proceed to a public hearing at next month’s meeting. The commission noted there is no September meeting and adjourned at 6:16 p.m.
