Commission denies Amanda Barrell rezoning request after staff and commissioner concerns

The Cheatham County Commission voted to deny a rezoning request from Amanda Barrell during a public hearing on Sept. 15, finding that dividing the parcel as proposed could create nonconforming lots.

County building‑department staff explained the property is not in a special flood‑hazard area but noted technical issues: the existing lot's depth‑to‑width ratio exceeds the county standard and minimum lot‑size requirements for HAG (agriculture) zone would not be met if the parcel were divided into multiple lots. Staff advised the applicant had sought rezoning to R‑1 to allow a division, but commissioners questioned whether any resulting lots would conform to setbacks and ratio rules.

After discussion, a motion to deny the rezoning request passed by roll call, 11 yes to 1 no. Commissioners cited uncertainty about whether any split of the three‑acre site could meet the county’s dimensional standards and recommended the applicant revisit the plan with consideration of lot‑size and depth‑to‑width constraints.

The denial means the parcel will remain under its current zoning; the applicant may revise the proposal and resubmit if changes address the cited nonconformity concerns.
