Planning commission forwards multiple rezonings, waivers and tentative maps to Board of County Commissioners

At its Sept. 16 meeting the commission approved a package of plan amendments, zone changes, waivers and tentative maps for several small-lot subdivisions and multifamily projects and will forward items 32–43 to the Board of County Commissioners for final action on Oct. 22, 2025.
The Clark County Planning Commission on Sept. 16 voted to forward several plan amendments, zone changes, waivers and tentative maps to the Board of County Commissioners, including multiple small-lot single-family subdivisions and a multifamily phase in Spring Valley.
Taney Engineering representative Susan Florian presented two companion sets of items: a 2.99-acre reclassification and 25-lot subdivision north of Blue Diamond Road (items 32–36) and a 2.47-acre reclassification and 22-lot subdivision north of Mesa Verde Lane (items 37–41). Commissioners asked design and access questions but ultimately approved the plan amendments, zone changes, waivers and tentative maps for forwarding; staff confirmed the items will be on the Board’s agenda for final action on Oct. 22, 2025.
In a separate matter, applicants seeking a temporary outdoor storage and tent use and associated waivers (items 23–24) received approval with a two-year review condition. A Spring Valley multifamily design-review change (items 42–43) was also approved to move forward; the applicant said phase 1 reconstruction is underway and phase 2 changes reflect updated building and parking-stack design.
Commissioners routinely cautioned applicants that approvals are conditional on final permitting and inspections and that approvals at the planning commission level are recommendations to the Board of County Commissioners, which holds final decision authority.
