Conditional use permit approved for Interstate Bearings' 16,500-square-foot facility

The Planning Commission approved a conditional use permit for Interstate Bearings Company to construct a 16,500-square-foot facility comprising warehousing and office space. Staff characterized Interstate Bearings as a supplier to the mining industry and said the use is conditional in the highway-commercial district, which is why the request required commission approval.

Staff explained it had issued site-plan review comments, primarily engineering and stormwater items, and recommended a finding of fact and resolution with one explicit condition: screening along the building’s south side near the loading dock to improve aesthetics and buffer visibility from Highway 75 and a nearby trail. Staff told the commission the applicant indicated no concerns about the proposed screening and that additional trees and shrubs would be required where current planting counts fell short of code requirements.

Commissioners asked whether the project aligns with planned Elm Street redesign and discussed vegetation, fencing and potential constraints where screening must fit into tight topography and setbacks. Staff said a six-foot privacy fence, supplemented by shrubs if space allows, was under consideration to meet screening needs.

A commissioner moved and another seconded approval of resolution 2024-IB granting the CUP; the chair called for a voice vote and the motion passed with all commissioners saying "Aye." Staff will continue to coordinate with the applicant through the site-plan and engineering review process prior to permitting and construction.
