The Gonzales County Commissioners Court approved two preliminary plats and granted a subdivision-rule exception during its July meeting, moving two rural subdivisions and one requested exception forward in the county approval process.
Mayspring / Harwood Estates: A First Shot representative (George) explained the preliminary plat to vacate old, railroad-era lots in Harwood and create the new Mayspring/Harwood Estates in Precinct 3. The presenter said the city of Gonzales and Gonzales County Water have agreed to provide utilities where required; the court approved the preliminary plat and asked staff to return with final plats bearing city and water-authority signatures and contour details.
Country Acres: The court approved a preliminary plat for Country Acres Subdivision in Precinct 2, consisting of approximately six lots of roughly 1.7 acres each on County Road 482; staff confirmed no floodplain issues and that final contours would be provided on the final plat.
Subdivision exception: The court granted an exception to Gonzales County subdivision rules for a 2-acre family transfer (Morrow) in Precinct 2, approving the request to divide roughly 421 acres from a parent tract.
Why it matters: Preliminary plat approvals and subdivision exceptions change land-use entitlements and move proposed residential development closer to recordation and permitting. The county emphasized coordination with municipal utilities and the county water provider before final acceptance.
What the court did: motions were moved, seconded and passed for both preliminary plats and the subdivision exception; no appeals or votes against were recorded in the transcript.
Next steps: staff will return with final plats showing required contours, signatures from the City of Gonzales and Gonzales Water as applicable, and other final approvals.
