The Cobb County Board of Zoning Appeals on Jan. 15 held variance B‑150 for property owner Kofi Nagby after staff said the file lacked requested stream‑buffer documentation. The applicant sought relief to build a retaining wall to stabilize erosion at the rear of his yard and temporarily increase impervious coverage.
William Sowder (Southeastern Land Management) and applicant Kofi Nagby described accelerated erosion undermining the yard and asked for permission to install a retaining wall and related stabilization. Sowder said the proposed work would limit future sediment and erosion.
Staff told the board a December 9 request for stream‑buffer reports and a detailed site plan had not been provided in the official file; the applicant indicated he had submitted materials but staff had no record. Given the missing technical submittals, the board voted to hold the case until the next meeting and directed the applicant to work with planning staff to deliver the requested documents.
The hearing was continued; the board expects the applicant to provide the detailed site plan and stream‑buffer analyses to staff before the case is reheard.
