Developer Fraser Capital and city planning staff presented a concept for a mixed single‑family residential and limited commercial development on land near East Main/Preston and FM 121. The developer described a 60‑ and 70‑foot lot product (roughly 208 lots), frontage along existing roads, planned trail connections and a small neighborhood commercial pocket. Developers said they are coordinating an off‑site water and sewer routing plan with Mustang and anticipate significant off‑site utility costs; the group proposed using a PID (public improvement district) to help offset those costs.
