The Gallatin City Planning Commission approved an amended master plan for a Lowe’s Home Center outdoor display at 1301 Nashville Pike and added conditions to clarify temporary versus permanent outdoor storage and site striping. Planning staff presented the plan for a roughly 12/1972-square-foot outdoor display addition to a 14.8-acre Lowe’s lot; staff recommended several conditions addressing storage locations, screening and fire-lane access.
Todd Bartok, Senior Construction Manager for Lowe’s, told the commission the company is willing to install an 8-foot screening fence but expressed doubt the fence would fully screen the storage areas given the vertical separation to nearby townhomes. "I don't believe that the 8 foot fence in the back is going to screen from that residential being as high as it is," Bartok said, noting that some views (e.g., AC units, pallets) would remain visible from upper floors of adjacent housing.
Commissioners asked for an amendment to the staff-recommended language that labeled some parking-lot areas as permanent outdoor storage. The commission passed an amendment to change the wording to make the storage temporary where appropriate and to require removal of white parking lines only in areas designated as permanent storage (the tool-rental area). Commissioners also asked Lowe’s to provide a plan showing the 10-foot limit for storage behind the building so it does not encroach into the fire lane. Lowe’s agreed to mark these limits and update internal planograms.
The motion to approve the staff conditions, as amended to require temporary labeling where appropriate and clarified striping for permanent storage, carried by voice vote.
