Commission forwards Oconee Office Partners increase in building area with conditions

The Planning Commission recommended approval with conditions of a modification to a prior rezoning that would increase the total allowed building area in a regional-center development from 86,000 to 105,000 square feet (P250205, Oconee Office Partners LLC). Staff listed standard conditions including permitted façade materials (brick/stone/glass), sidewalk connections, and limits on direct lot access to the proposed interior street. Staff also required that any private sewer collection tie to a public manhole be certified complete by Water Resources before a certificate of occupancy is issued and that the total building area not exceed 105,000 square feet.

Owner and developer Kevin Price said the original 86,000 limit reflected septic-system constraints and that a private sewer solution now makes a larger total building area feasible; he said the developer will provide an emergency-only second entrance to meet fire-access requirements if and when needed. Commissioners asked questions about sequencing of the second entrance and how the cap would be enforced; staff explained the cap and second-entrance requirement would be enforced at the time of permitting and final platting. The commission voted to forward a conditional approval recommendation to the Board of Commissioners.
