TRC continues Back Bay Live/Work proposal 30 days amid engineering and floodplain concerns

Walton County’s Technical Review Committee on Nov. 19 voted to continue consideration of a proposed live/work subdivision (MIN25-000131) for 30 days so the applicant can address outstanding engineering, environmental and floodplain issues, and coordinate with utilities.
Staff briefed the committee on the application for 12 platted parcels to be used as live/work units on approximately 10.11 acres on the west side of South Church Street in District 5. Reviewers flagged several outstanding items, including engineering comments about ownership and maintenance of subdivision stormwater and roadways, requested traffic analysis revisions, and a required Letter of Map Revision (LOMR) application for building-permit issuance because of floodplain considerations.
Christy Jones (G. Kids Engineering) said the applicant has not yet resubmitted but is coordinating with Florida Power & Light and regional utilities and will address engineering comments in a resubmittal. She confirmed the project is not part of the Florida Live Local Act and that the applicant counted the full acreage despite an easement running through the site; density was presented as 12 parcels (1.2 units per acre) which is below base density.
Given the number and substance of outstanding comments — and holiday scheduling concerns — the committee approved a 30‑day continuance to let the applicant work directly with departments and resubmit revised materials for review.
