Council approves first reading to vacate 0.69 acres of Hudson Road right-of-way

The Cedar Falls City Council held a public hearing Dec. 1 on a proposal to vacate a 0.69-acre portion of Hudson Road right-of-way located just south of West Ridgeway Avenue. City planner Michelle Pizzly told council members the area was transferred to the city from the Iowa Department of Transportation earlier this year and staff concluded the blue-highlighted portion of right-of-way was not needed for future public use.
“If the vacation is approved, this 0.69 acres will be added to lot 1 and out lot a of Creekside Business Park,” Pizzly said, and she noted the Planning Commission recommended approval on a 6–0 vote.
During discussion councilors asked who would retain maintenance responsibility; staff explained the DOT had owned much of the right-of-way historically and the city received jurisdictional transfer earlier in the year. The director summarized the transfer as cleanup of older DOT jurisdiction, saying the DOT previously owned the right-of-way and now the city is reclassifying it from right-of-way to city property.
Council voted on the ordinance’s first consideration via roll call; the clerk reported all members voting aye and the first consideration passed.
Why it matters: Vacating and reclassifying the right-of-way will add land to the Creekside Business Park development parcel, enabling the city to manage that area as part of Lot 1 for future development.
