The Alpharetta Design Review Board on Dec. 19 approved exterior updates for a PNC Bank branch at 4190 Milton Parkway, clearing an interior renovation and modest façade alterations the applicant said are intended mainly to modernize the building's appearance.
The developer’s architect, Vicky Chavez of GPD Group, told the board the project’s scope is chiefly interior renovation with limited exterior work: squaring round columns, simplifying window headers and minimally infilling the existing balustrade (which cannot be removed because it ties into the roof). Chavez said window replacement was presented as an alternate tied to budget and that the applicant is still seeking a brick match for a west‑facing door infill.
Board members focused on material details and masonry approach. Several members urged a field mock‑up to test grout and brick match before any demolition, and favored a storefront infill if a close brick match cannot be achieved. The board added a condition limiting the new window treatment: if windows are replaced they must either replicate the current mullion pattern or use a 2‑over‑1 configuration to preserve the building character.
A motion to approve the exterior elevations passed unanimously. Conditions recorded in the motion require pilaster‑to‑pilaster infill if the brick is replaced, prior staff approval of the selected brick sample and that any new storefront treatment for the west facade match the size of the original opening.
The action clears the design‑review step for the project’s exterior changes; staff will coordinate final brick selection and any required mock‑up inspections before construction permits are issued.
