The city manager said 123 survey responses had been collected and staff would like to reach about 200 responses before relying on the data.
Sean (city staff) provided details on the Jefferson School property (1716 A Avenue West), saying the city had been awarded title to that parcel and an adjacent lot (total about 3.5 acres, roughly 2 acres buildable). He said the rear addition had suffered a roof collapse that presented a safety concern; the city is seeking an Iowa DNR clearance to remove the rear addition and is soliciting bids to demolish the remainder of the building. Staff said demolition work could occur in winter if contractors are available and that city officials were evaluating sale options, including a possible land swap to address a small triangular street parcel and access issues.
Staff also outlined a concept to connect Cornerstone Drive and D Avenue West on the west side of Walmart to make northwest Walmart‑adjacent property more accessible for future commercial or residential development (roughly 14 acres). Councilors discussed utility extensions, traffic flow benefits and the potential for hotels or apartments on the site.
Councilors asked staff to continue collecting feedback on the strategic plan and to return with refined proposals and procurement steps for demolition and possible land sale or swap arrangements.
