Commission approves Fort Sanders façade revision and addition
Summary
The Historic Zoning Commission approved revisions to a previously issued COA for a commercial façade reconstruction and addition at 310 13th Street (Fort Sanders), finding the proposed demolition of a non-character-defining mid-20th-century side addition appropriate and the revised design compatible.

The commission voted to approve revisions to a December COA for exterior rehabilitation and a small addition at 310 13th Street in Fort Sanders. Staff reported that the existing one‑story cooler/addition (installed between 1950 and 1989) is in poor condition and not character-defining, so demolition and a new cooler/addition would not harm the historic resource. The revised porch and addition designs are differentiated in materials and are more minimal than the previous submission, and staff recommended approval as submitted.
Applicant Cody Grooms appeared by Zoom and answered questions about the changes. Commissioners moved and approved the staff recommendation by voice vote; no neighborhood opposition was recorded during the hearing.
Next steps: Applicant may proceed under the approved COA; any future changes that exceed the approved scope must return for additional review.
