Commission approves parcel split at 10477 Harrison Ave; developer says partnership with Kroger

The City of Harrison Planning Commission on Dec. 9 approved a parcel split at 10477 Harrison Avenue that the developer said is needed to secure a construction loan and build a roughly 13,500-square-foot retail building on previously vacant land.
Elliot Smith, identifying himself as with Kensho Group, told the commission that Kensho partnered with Kroger on the property and purchased the site about four years ago. "We're partnered with Kroger on this property. We bought it about 4 years ago with them," Smith said. He said the project will include what he estimated to be about six demisable units, with one end cap reserved for a restaurant and another end cap possibly also a restaurant or a small boutique gym. Smith said the existing building mix nearby includes small shop spaces such as Pizza Hut.
Commissioners asked about cross-access easements and reciprocal access agreements; Smith and staff confirmed existing easements/drive arrangements apply. Following the presentation and brief questions, the commission moved to approve the parcel split. Recorded votes showed Mayor Grubbs, Mr. McMurdo, Mr. Wilson and Mr. Croft voting in favor.
With the split approved, the developer may proceed with required permitting for tenant build-outs and site work subject to standard building and zoning reviews.
