Commission approves replat to split Trailhead Section 1L Lot 6

The City of Harrison Planning Commission voted Dec. 9 to approve a replat that will create two transferable parcels within Trailhead Section 1L Lot 6, allowing each unit of a two-unit dwelling to be sold separately.
Staff said the new division line is to be established within the existing common wall of the units and that field verification of the line had been completed. The updated lot description covers the residential dwelling unit to the original lot line and the record plat will be recorded at the Hamilton County Recorder’s Office once approved. Staff said the property complies with Section 11-01 of the Harrison zoning regulations and recommended approval without conditions.
The motion to approve was seconded and recorded votes included Wilson, Graff, Mayor Grubbs and McMurdo voting in favor. The motion carried.
Recording and deed work required to effect the transfers will follow the city’s standard subdivision and recording procedures.
