Council allows separate Lot 4 access for Apex Zenith preliminary plat to avoid fuel‑center queuing

Meridian’s City Council voted Dec. 16 to approve the Apex Zenith preliminary plat (file H2025‑0041) for roughly 11 acres at the southwest corner of Meridian and Lake Hazel, and accepted the applicant’s request to remove a staff condition that would have required Lot 4 to use a shared access point with the adjacent fuel center.

Staff explained the configuration of private and public streets, pedestrian pathways and a STARS agreement with ITD for Meridian Road improvements. The applicant said the shared access could create outbound queuing conflicts at the fuel center and asked that Lot 4 be allowed its own access point; council members discussed stacking distances, left‑turn/exit maneuvers and examples from other locations, and concluded separate access would better separate commercial and fueling traffic.

Council moved, seconded and approved the preliminary plat with the modification to remove condition 5 (allowing Lot 4 a separate access). The vote was recorded on the roll call and the applicant will proceed with final plat and building permit steps subject to standard conditions.
