Planning & Zoning Board approves site plans for 1806 Pine and 2003 Oak; oak at 2003 Oak to be replaced

For 1806 Pine, the reviewing board member reported the plans met setbacks and the revised height requirement. The motion to approve the 1806 Pine plans was moved by a board member who reviewed the metrics and seconded by Kurt; the board voted 'aye.' A new owner spoke during public comment to thank the board and noted a prior email from planning clarifying height issues.
For 2003 Oak, members noted the land survey shows a small oak near the building footprint and questioned whether the plans included mitigation or replacement. Town Planner Corey O'Gorman and staff explained that some replacement obligations may be limited when Florida statute preempts mitigation for trees that conflict with building construction; staff also noted the oak in question appeared small. The project's architect, Jeff Anderson, said his client would likely plant another oak or similar tree if that condition held: "He has no intention of, you know, destroying the vegetation that's already on the property...they would probably be more happy to plant another oak or similar tree in the spot," Anderson said. The board approved the 2003 Oak site plan subject to replacing the oak.
