Planning department staff presented an overview of their 2026 work plan toward the end of the Jan. 6 meeting and answered commissioners' questions about timing and public involvement.
Staff outlined expected items in the coming months: abbreviated rezones in January and February, an AO on food and agricultural uses, omnibus R6 changes, updates to the Design Criteria Manual (chapters on landscaping and lighting), and work on legacy rezones and area-plan implementation. Staff said Midtown and Tudor-area plan amendments and targeted updates to the future land-use map are also expected in 2026.
Staff also highlighted an Anchorage Assembly action that modifies Title 21: AO 2025-115 S2, adopted Dec. 16, 2025, creates a registration and permitting system for short-term rentals (STRs) in residential districts and establishes a new STR use category. Staff said the ordinance will go into effect May 1, 2026, and that there will be a registration period following adoption. Commissioners asked staff to clarify enforcement and penalties and requested the planning department present details at a future meeting.
