Council approves rezoning and preliminary plat for Sunridge Mesa townhomes

Bullhead City Council approved a zoning map change and preliminary plat for the easternmost 6.778 acres of the Sunridge Mesa condominium subdivision, clearing the way for 66 individual townhome lots grouped as 33 duplex-style buildings.
Planning manager Johnny Laura told council the proposal would abandon the existing condominium plat that envisioned up to 150 units overall; 30 townhome units have been completed and 11 are under construction, leaving the subject parcel with potential for 109 units under the original condo plat. The developer’s plan would instead create 66 lots — a net reduction of 43 units from the previously-platted capacity.
Laura said access will be from Landon Drive and a private drive between Landon Drive West and Sunriver Road, with HOA-maintained common areas and resident parking. He said the Planning and Zoning Commission recommended approval.
Council members asked for price-range context; Laura relayed an estimate provided by a project contact that finished townhomes could start in the high $200,000s and reach into the low-to-mid $300,000s per unit. A council question about acreage noted the city’s legal survey lists 6.778 acres, while builder materials listed about 5.1 acres; Laura said the larger number reflects the surveyor’s legal description that includes driveways and adjacent plotted area.
No members of the public spoke during the hearing. A motion to approve the ordinance and preliminary plat passed by voice vote, recorded as 7 in favor.
The city will record the amended plat and the developer will move forward with engineering and permitting consistent with the approved preliminary plat.
