Cooke County approves three plats, sets drainage condition on final plat

The Cooke County Commissioners Court approved three development plats during its regular meeting, unanimously passing motions to accept an amended plat for Rock Creek Phase 2, a preliminary plat for JT Estates, and the final plat for Sunrise Acres with a drainage condition.

At Item 7, Commissioner Hollowell said Rock Creek Phase 2 had already been approved previously but the developer revised the plat to add drainage markings omitted earlier; Hollowell moved to approve the amended plat and the court approved the motion 5-0.

At Item 8, Hollowell described JT Estates as a six-lot subdivision with road frontage on each lot and said all preliminary requirements had been met; the court approved the preliminary plat after a motion and second.

At Item 9, Commissioner Snuggs noted Sunrise Acres had been approved at the preliminary stage and described remaining drainage issues. He moved to approve the final plat for Sunrise Acres (eight lots) on the condition that builders direct drainage to the road-side ditch; the court approved the motion without objection.

Why it matters: These approvals clear the way for residential development in the identified precincts. The Sunrise Acres approval included an explicit condition about drainage direction to protect adjacent property and road drainage lines.
