Staff said the application already received preliminary and final review from the regional planning commission and that the county’s standard subdivision language—references to road frontage and rights-of-way—applies even when lots are created primarily by split rather than by constructing new public streets.
A staff member noted a note on the plat, "transfer to a joiner only," is an allowed workaround to meet width-to-depth ratio requirements for lots five acres and under. Commissioners asked clarifying questions about how small back parcels (labeled 1a, 2a in the staff packet) relate to the primary lots; staff said the smaller parcels are sold together with the road-front lots but are recorded as separate parcels.
The board moved, seconded and recorded roll-call votes in favor of signing the subdivision documents so the clerk can collect required signatures and finalize the plat.
