The council approved a quasi‑judicial variance request and three‑lot preliminary plat for 826 32nd Avenue North after hearing staff presentation and the applicants brief remarks.
Cheryl Bridal from Development Review Services summarized the request: the 0.41‑acre parcel would be subdivided into three lots with variances requested for two lots' widths (44 feet where 50 is required) and one lots depth (72 feet where 75 is required). Staffs analysis found the proposal consistent with the neighborhoods development pattern and noted 52% of lots in the study area are substandard in size. Staff recommended approval subject to standard plat conditions, separate water/sewer services for each lot, public utility easements and receipt of a letter of no objection from Duke Energy.
Julia Lane of Modern Tampa Bay Homes, the applicant, said the company intends to build three single‑family homes and has been constructing homes since 2010. No public opposition was recorded during the hearing, and no public comment cards were submitted. Council asked one clarification about recently amended condition language in the backup materials; staff confirmed the council packet contained the correct, updated condition and agreed to include DRC minutes in future backup.
Council moved and the motion passed unanimously with councilmembers Driscoll and Fick Sanders absent. The approval is conditioned on compliance with engineering and water resources memos, dedication of public utility easements, and receipt of Duke Energy's clearance.
