Neighbors oppose large rezoning request; commissioners close CC25‑15 hearing after comments

The board heard a rezoning request (CC25‑15) on Jan. 27 to change about 445.29 acres along Highway 85 from low‑density residential to neighborhood commercial. Applicant representatives described a long‑term, phased vision that could include ball fields, small retail, a clinic and limited commercial services intended to meet local needs.

Concerns focused on traffic, water and sewer infrastructure, loss of conservation land and the presence of uses such as camping or RV occupancy on the allowed‑use sheet that some residents said contradicted the applicant’s verbal assurances. One commissioner said she was not comfortable rezoning the entire 445 acres at once and would prefer smaller, incremental rezonings tied to firm site plans.
