The Planning Commission unanimously recommended City Council approve a rezoning request by Lucky Me Premises LLC to rezone approximately 3.6 acres at the northeast corner of Patterson Road and 29 Road to MU-2 (Mixed Use Light Commercial).
Thomas (staff planner) walked commissioners through the proposal, describing the site as composed of eight parcels and noting the rezoning implements the comprehensive-plan designation for a commercial node at the intersection. He emphasized that the MU-2 district supports commercial uses, offices, medical and retail, and higher-density housing while including residential-compatibility standards to reduce impacts on adjacent RL-4 properties.
Kim Kirkland, consultant for the applicant, summarized the owner's intent to combine the parcels and pursue a corridor-oriented mixed-use development. There were no public commenters and staff reported notice had been provided under city rules.
A motion to forward a recommendation of approval with findings in the staff report passed 5-0. The recommendation will be presented to City Council for final action.
