Petitioner Mr. Gallus presented a request to construct a 60‑by‑50‑foot maintenance building on his property north of Tyler's Tenders on U.S. 30 during the Feb. 2 study session. He said the building would house equipment currently stored outside and be framed to match adjacent structures, not a metal pole barn.
"I'd like to just see about petitioning to get a maintenance building up in my property there so I can take and I got some equipment that you guys don't like out there and get it cleaned up," Gallus said. He proposed a 60‑by‑50 building and suggested planters and matching materials to meet overlay-district expectations for appearance.
Staff and commissioners reviewed setbacks, the proximity of a water main and wetlands, and whether the proposed building footprint crosses the mapped wetland area. In the US 30 Commercial Corridor Overlay District the front setback is zero, but staff emphasized the need to keep the structure out of wetlands and maintain access for emergency vehicles. Gallus agreed to shift placement if necessary and provide a revised drawing.
No formal decision was made; staff asked the petitioner to work with Denise (planning staff) on an updated plan showing building placement clear of wetlands and adequate circulation. The petitioner said he would supply revised plans and multiple copies for staff review.
Next steps: applicant to submit updated plans that address wetlands, property‑line setbacks and overlay landscaping for formal development-plan review.
