The Allen City Council unanimously adopted Ordinance 4206-1-26 to establish Planned Development No. 152 (Mustang Creek) with a base zoning of light commercial and to approve a requested driveway-spacing deviation.
Haley Angel, director of community developments, said the development intends three commercial buildings on a site northwest of the Main Street/Allen Heights intersection and that the only requested deviation from the LC (local commercial) standards was driveway spacing. Angel said the placement would preserve a trail along the western floodplain and that the city engineer had reviewed the spacing and was comfortable with it for the two adjacent sites.
City engineer Chris Flanagan confirmed parts of Mustang Creek are in a studied flood zone (AE) but said the property under discussion is "high and dry" and outside the area of possible inundation. Planning & Zoning recommended approval and staff supported the request; council moved and seconded the ordinance and the item passed unanimously.
Angel said the PD would still be required to meet standard LC zoning regulations for building dimensions and other development regulations; the spacing deviation was the single, notable exception under council consideration.
