Clayton planning board asks council and staff for clearer development dashboard and alignment meeting

During new business at the November meeting the Town of Clayton Planning Board requested clearer public information on development pipelines and a joint alignment meeting with council and staff.
A board member said the town had “almost 10,000 residential units” in various stages of permitting or construction and asked for a dashboard that breaks down entitled units by type (single-family, multi-family, townhomes) and status so the board and public can better evaluate impacts such as road, sewer and school capacity. Haley (planning staff) responded that the town currently maintains a dashboard and that GIS and Development Services are working on updates that should provide the requested breakdown.
Members also proposed an alignment meeting among planning-board members, staff and town council to reconcile review expectations tied to the UDO, comprehensive plans and other guidance documents, and to reduce the risk of inconsistent requirements being imposed on applicants during phased development. Board members suggested adding explanatory boilerplate to planning-board agendas describing the board’s advisory role and the process for applicants and the public.
What’s next: Staff said an updated dashboard is forthcoming from GIS/Development Services; a scheduling and scope plan for any alignment meeting would be developed with council staff and planning-board leadership.
