Staff noted that the 20-acre agricultural designation already permits a surprisingly wide range of uses and that project-specific impacts such as lighting and traffic will be addressed when developers submit site plans for building permits.
The proposal carves approximately 41 acres of the parcel to light-industrial zoning adjacent to 1-acre residential parcels and the remainder to industrial zoning. Brett said access will be limited to Iron Springs Road and that the Cedar Valley Belt Route would run along the east side of the site; no direct access from the belt route is planned. The Planning Commission recommended approval at its prior public hearing.
After the commissioners opened the public hearing and heard no additional testimony, a motion to approve the ordinance passed in voice vote.
