The Manatee County Planning Commission approved a preliminary site plan for a 2,235-square-foot Chipotle with a drive‑through pickup lane at the intersection of 33rd Street East and 53rd Avenue East.
Linda Stewart of Morris Engineering presented the infill project, which keeps the parcel’s PDC zoning and does not request a change to the future land‑use designation. Stewart said the design relies on existing utilities, dry retention stormwater, and buffers that comply with the Land Development Code. Becca Bond of Kimley‑Horn described the trip distribution model and said right‑turn‑lane improvements and intersection re‑striping are planned to accommodate anticipated U‑turns and pickup traffic; she said the volume did not meet thresholds to require an additional turn lane on the north–south county roadway.
Commissioners asked about removal of former gasoline tanks; Stewart said the applicant will comply with all FDEP regulations related to tank removal. No public commenters spoke in opposition. The commission voted to approve the preliminary site plan 6‑0.
