The Design Review Board approved amendments for 968 Delmar Avenue (resolution 25‑2051) after staff and the applicant described a one‑foot increase to a rear roof and the leveling of a two‑level deck to a single level to accommodate an in‑progress construction. Staff told the board the proposal complies with design‑review guidelines and the increased height would not exceed neighborhood roof heights.
A neighbor, identified on the record as Usmani, said photographs taken from his porch show the change is "a lot more than 1 foot" and raised concerns about drainage direction and potential impacts to his property. The applicant responded that a drainage plan is on file and under review and clarified that the 1‑foot change referenced at the hearing applies only to the back portion under consideration tonight.
After asking questions and reviewing the site and previous approvals, board members found view equity met and voted 3–0 to adopt the resolution approving design review and the categorical CEQA exemption.
