Summary
The Planning Commission approved (1) a zone change for ‘‘Mel First Edition’’ at 2506 35th Avenue South from MR3 to LC with a conditional overlay to allow a daycare, and (2) a minor replat (Christiansen 32nd Avenue South, third edition) to create two lots at 3102 36th Street South. Both items had staff recommendation for approval and no public comment.
At its February 3 meeting the Fargo Planning Commission approved two consent items after staff presentations and without public opposition.
Item 1: Mel First Edition (2506 35th Avenue South). Chelsea Leverson of the Planning Department described a request to change zoning from MR3 (multi-dwelling residential) to LC (limited commercial) with a conditional overlay. The applicant stated an intent to operate a daycare on the site, which would be permitted in LC zoning. Staff reported one inquiry with no concerns and recommended approval. The planning commission opened the public hearing, received no speakers, and approved the zone change on a roll-call vote.
Item 2: Christiansen 32nd Avenue South, third edition (replat). Luke Mormon of the Planning Department presented a replat of Lots 4, Block 1 at 3102 36th Street South to create two lots. Staff noted easement adjustments (one easement to be vacated, another to be rerouted) and a stormwater pond adjacent to the subject property. Staff recommended approval; no members of the public spoke and the commission approved the replat on roll call.
Both approvals were recorded after motion and second; roll-call votes recorded ayes and motion carries for each item. Project representatives for the two items were present to answer questions but no substantive opposition or condition beyond standard staff clarifications was recorded.
