Commission approves forwarding final plat for 'Knight Nation' subdivision to council

The Davenport City Plan and Zoning Commission on Feb. 17 voted to forward Case F26-01, a two-lot final plat for Blowing Up LLC called the "Knight Nation edition," to city council with staff recommendations and conditions.
Planning staff explained the 4.715-acre site at 743 Schmidt Road is zoned I-2 (heavy industrial) and includes areas within the 100-year and 500-year floodplains that staff recommended be noted on the plat. Staff said Lot 1 functions as overflow parking for a nearby volleyball club and that the final plat will separate industrial buildings from paved parking and storage areas while conforming to subdivision rules. Staff recommended forwarding the plat to city council with three conditions, including correcting the floodplain note on the plat.
Applicant representative Greg Cotton, identifying himself for the record, said the property is used for overflow parking in January through March during volleyball tournaments and described a planned sale and renovation of part of a building. When asked about the company name, Cotton explained the name came from tournament marketing: "our tournament's blowing up," he said, noting the name is a nod to the club’s growth.
The commission approved forwarding the final plat to city council with the recommended conditions; roll-call votes were recorded and the motion carried. The staff-recommended corrections to the plat notes (including floodplain references) will be made before the item goes to council.
