Planning staff said the approval covers 4.12 acres of a 6.21-acre project parcel and four buildings sized approximately 10,500; 11,819; 13,500 and 14,000 square feet. A 2-foot-deep wet detention pond with a capacity of 15,048 cubic feet will be located on the southern portion of the property and is controlled by a 12-inch outlet pipe to regulate releases, staff said. The facility will be unmanned and accessible 24/7 via a customer keypad; outdoor lighting and perimeter security fencing are included in plans. Staff noted earlier planning-board approvals, two consecutive extensions on the preliminary approval, and a comprehensive on-site walk-through with county staff and engineers.
Clint Carstairs, representing UK Civil Engineering, said the final plat incorporates construction updates and that the applicant is comfortable with the listed conditions. No public comment was recorded. The board moved, seconded and approved the final large-scale development by voice vote with no recorded opposition.
