Zoning board approves several sign variances and a school maintenance shed

The Zoning Board of Appeals approved several relatively uncontroversial variance requests during its Feb. 7 meeting, voting in favor of sign variances and a school accessory-structure request.

At 1139 Tower Boulevard, applicants Caitlin and Tim Smith sought permission to mount a wall sign on a projecting architectural awning rather than flush to a recessed wall. The applicants said a projecting sign on that feature was the only option within their budget; a board member noted the awning is a unique architectural condition and that projecting signs had precedent in nearby properties. "We're looking for a sign variance to allow us to safely and securely put a sign above our unit, marketing our salon," one applicant said. The board approved the variance after public comment in support.

The board also approved a variance for Lorain City Schools to build a maintenance shed at 2600 Ashland Avenue to store vehicles and equipment, freeing indoor space for career-technical programs. Staff noted the structure slightly exceeds permitted accessory-building area in the R-2 transitional district and recommended approval while the law and planning departments continue code updates.

Finally, the board approved an expanded projecting sign for Eric's Clothing at 205 West 5th Street after confirming prior variances and design-review board approval in the downtown district. Several city officials praised the sign as a boost to downtown retail visibility.

All three motions to approve passed by voice vote during the meeting.
