The Board of Zoning and Planning delayed action Oct. 15 on a proposed lot‑line adjustment involving 2367 Zollinger Road and 3151 Asbury Drive after staff warned the adjustment would create a nonconforming interior lot of about 6,900 square feet, below the 9,000‑square‑foot minimum.
Staff explained the plan would transfer roughly a 60‑by‑55‑foot (about 3,300 sq ft) portion from the interior parcel to the corner parcel to enlarge the corner yard for a potential pool; the transfer would not create a new parcel but would reduce the interior lot’s area from about 10,200 sq ft to about 6,900 sq ft. Staff flagged precedent concerns and noted the smaller lot would significantly limit buildable area due to side and rear setbacks.
Applicant Bernie Sanchez (3151 Asbury Drive) said the house under construction will be approximately 5,000 sq ft and that the additional backyard would improve resale value and provide space for amenities. Sanchez said he and the neighboring owner were amenable to working together on a solution. “We’re on our way doing the entire framing right now,” Sanchez said, adding the extra yard provides more usable outdoor space.
Board members suggested alternatives such as transferring fewer feet (examples discussed included moving the line to the back of the applicant’s house or transferring a smaller strip so the interior lot remains larger) and asked staff to provide buildable‑area figures. Staff supplied setback numbers (side setbacks ~8 ft, rear ~27.5 ft, front 40 ft) to illustrate the limited buildable area if the lot were reduced.
The chair then entertained a motion to postpone the lot‑line adjustment and related variance (application 49‑25) to the Nov. 5 meeting to allow the applicants to prepare alternate lot‑line options; the motion carried.
Next steps: applicants will work with staff to provide alternate lot‑line configurations and revised materials for the Nov. 5 work session.
