Chris Gray of Bogart and Peterson, speaking as the surveyor for the applicant, told the commission the parcel has an approved wetland delineation (notice of decision issued 12/03/2025) and that surveyor and engineering comments had been addressed. The proposed lots are identified in staff materials as roughly 10.22, 10.74 and 10.00 acres; a remaining 128.47±‑acre remnant parcel would retain an existing residence, staff said.
Gray said Palmer Township reviewed the proposal and had no objections, and deputy county engineer David Rodell had no outstanding comments after revised drawings were submitted. Staff recommended approval with four standard conditions, which the applicant, Diana Mortensen, told the commission she understood and could meet.
Following a brief public hearing with no speakers, the commission voted to recommend approval of the final simple plat subject to the four staff conditions. Chair and members recorded the motion and the vote; the commissions recommendation will be forwarded to the Sherburne County Board of Commissioners for final action on March 17.
The planning commission noted that additional technical review (final plat survey and title commitment) remains a condition of final county approval and that any outstanding survey or title items must be resolved at final plat stage.
