The Hernando County Board approved a series of rezoning and subdivision items on Tuesday with unanimous votes and standard conditions.
Key approvals included a plan-development project (PDP) heavy-highway commercial rezoning for property on Lake Lindsay Road (file H2544) to permit construction services and associated outdoor storage; staff said the property sits in a commercial future-land-use designation and that the PDP27s use is consistent with the comprehensive plan. The board also approved a rezoning that returns a previously reclassified parcel to PDP single-family use (file H2536, Val d Toscana), a rezoning to agricultural residential for a property on Island Street (file H2534), and other map amendments recommended by the Planning & Zoning Commission.
Two class-D subdivision hardship petitions to split large parent parcels into two smaller lots were also approved after staff recommended relief; commissioners noted the subjectivity of the "hardship" standard and staff said code language will be reviewed in an upcoming code-rewrite effort to make criteria clearer.
All of these items passed on voice votes (recorded as 5-0), with staff noting that site-development permit reviews will apply detailed conditions for buffers, access and parking where necessary.
What this means: standard PDP and rezoning approvals move the affected parcels into entitlement paths where applicants must fulfill site-development permitting requirements (stormwater, access, buffers, parking and any required development agreements) before building.
