The applicant told the commission they own the entire block and plan to retain 2013 while selling other parcels. A motion to approve passed unanimously.
The commission also considered a lot split for property owned by Deborah and Doyle Scholtes at 117 and 119 North 18th Street and 1801 East Randolph Avenue. Staff said the parcel currently contains five structures (three single‑family dwellings) and that the applicant seeks to split the land so two single‑family structures would be on one lot and other structures on the second lot. Because the proposal would leave more than one dwelling on a single R‑2 lot, staff recommended approval conditioned on the Board of Adjustment granting a variance (section 11‑6‑b‑2) to allow two single‑family structures on one lot and on the recording of private sewer easement documents. The commission approved the lot split with those conditions; staff said the BOA hearing is scheduled in March.
No members of the public spoke on either lot split. The approvals were recorded as unanimous on the commission floor.
